Initial Site Visit

An Addressley property manager visits your property before we submit our management care services proposal for your consideration. This site visit includes an informal visual assessment of the interior and exterior general condition of the property. Following the initial site visit, we prepare a property management proposal consisting of a market survey of rents for comparable properties in the area, a draft management agreement and various onboarding forms. Before we can get started with active management care of your property, we must first receive the signed management agreement, completed onboarding forms, keys and remotes.

Inspection Survey

When we have received the signed management agreement, completed property management care onboarding forms and keys/remotes, we will survey inspect the property. We do this to ensure that the property is ready for market and tenant occupation. We aren’t licensed home inspectors, but we do take a good look at the property to verify condition and systems functionality. Following the physical survey inspection, we send you a summary of our findings. If work is required, we send you a list of repairs along with an estimate to complete the work. You may choose to have Addressley vendor service provider partners complete the work or you can use your own qualified vendors while a property is vacant. After the property has been rented, we use our own vendor service providers for quality control.

Move Inspections

A vital part of property management are detailed move in/move out inspections performed by Addressley property managers with tenants. We take care of routine move in/move out inspections and prepare a written report, including photographs, documenting the condition of the property which forms the basis for the return of the tenant’s security deposit. We provide the report to you as it’s your responsibility to account for and return the tenant’s security deposit within the time prescribed by law. All security deposits and rents are paid to you. We don’t hold or disperse property owner funds as stated in our property management agreement.

Keys, Remotes & Utilities

One full set of keys, fobs, remotes and any other devices are required to operate the property and access property amenities, including, but not limited to, mailbox, pool, parking garage, exercise facility, etcetera must be provided at the property owner’s expense for each tenant named on the lease, plus one complete copy for Addressley. If two tenants are named on the lease, this means we need three complete sets of keys, fobs, remotes and any other devices. Addressley does not rekey properties.

While properties are vacant and being shown to prospective tenants, utilities must be turned on, including electricity, water and gas if the property isn’t all electric. There are two reasons for this. First, we can’t inspect, repair or clean the property between tenants if utilities aren’t on. Second, properties with no utilities show poorly, making it difficult to attract qualified tenants and leading to extended vacancies.
